Villas have been a thing of the West. As a matter of fact, a villa in Chennai was still a figment of reality even a couple of decades ago when investors in Mumbai and Delhi were attracted by its prospects there. But today, the transformation Chennai’s investor mindset has realized is definitely incredible. Chennai has shifted from the conventional and compact 1 and 2 BHK modest closer to Central Business District (CBD) properties to lavish and opulent farm houses and villas in more remote areas. While the change has not been overnight, the change has most certainly been quick and dramatic for a city like Chennai.

Chennai is known for its traditions, culture, food, art and music and conventional mindset for long. People visited the city to understand what is so popular about its heritage. Gradually, globalization and the need to grow infiltrated the very soul of the city. Today, Chennai holds on to its traditions while gracefully embracing modernization and contemporary standards. A villa in Chennai stands testimony to the changing real estate perceptions of the city.

Not too long ago, residents of Chennai did not intend to extend their geographical realms and places of stay and work beyond the CBD. This is one of the biggest reasons why the central areas of Chennai are overly populated and even congested. Today, Chennai is expanding given there is no room in the CBD for commercial or residential real estate growth. Abundance of land in regions not too far away from the central locations has further paved way to Chennai’s dramatic geographic expansion. Commercial growth contributed to residential growth in these areas. As large scale industries required massive lands that were unheard of in the city, plots, a little far away from CBD gave way to construction of massive commercial empires.

Proximity to places of work made people move to these remote regions to stay in. And increased incomes and high standards of living contributed to the development of villas in Chennai. Residential townships, integrated societies, farm houses and other opulent options closely followed suit. Chennai’s landscape is way too different today from what it was even a few years back.
